Our terms and conditions look a lot to read but they are pretty standard for holiday lets, however, by making a booking you are agreeing to these terms and conditions.

As lead booker the conditions of bookings are with you and you are responsible for others in your party following these terms and conditions.
Circumstances beyond the control of the owner:
If for any reason we have to cancel your booking in advance due to circumstances beyond our control we will at our sole discretion seek to offer you alternative dates, or we will refund the full amount of the booking. If we have to terminate your holiday early during your stay for any reason you will be credited/refunded part of the booking fee value based on the time remaining of the booking. This will be the full extent of our liability. No additional compensation, expenses or costs will be payable.
Holiday Cost: Electric, linen, towels and hot tub are included in the price
Deposit: A non refundable deposit of £200 is payable at the time of booking.
Balance Payment: The balance is due at least 6 weeks prior to the start of your holiday. Failure to pay the balance when it becomes due by more than 14 days constitutes cancellation of the holiday and forfeiture of the deposit payment.
Bookings made less than 6 weeks before the start of the holiday are to be paid in full.
Holiday Insurance: We do not offer holiday insurance and recommend you arrange your own cover.
Re-letting: In the event of you having to cancel your holiday we can if requested try to re-let on your behalf. If successful we will refund any monies paid less £25.00 to cover administration. If unsuccessful all monies will be forfeited.
Covid 19: In the event of a government lockdown a full refund for affected bookings will be given. Guests must keep up to date with guidelines and cancel if within a week of new guidelines if the property is no longer suitable for them. No refunds given on last minute cancellations.
Care of Cottages: We request all holidaymakers to keep the accommodation, furniture, fixtures and fittings in the same state of repair as when you arrived. Please leave the cottages clean and tidy when you depart. Please report any breakages/damages to the owner so we can replace/repair before the next guests.
We reserve the right to charge for any substantial damage to our cottage its contents or the hot tub.
Pets: Pets are most welcome at Bank End on the understanding that they are not left unattended in the property and are not allowed on furniture/beds or in the bedrooms. Pets are charged at £15 each. The nearby boarding kennels does accept day boarders. We do ask that the gardens and pond area are not used as a toilet for pets as they are a play area for children.
Smoking: Strictly NO smoking in the cottages, guests are free to smoke outside. Please pick up cigarette stubs outside.
Groups/Parties: Please bear in mind that the cottages are close to residential properties and there may also be guests in the adjoining property with children. Please be considerate not to disturb others who are trying to enjoy their holiday too. The management reserve the right to ask inconsiderate guests to leave the property. For any termination made during a stay, you will have one hour from the notice of termination to leave the property, and dependent upon circumstances, maybe entitled to a partial refund for the remaining nights
Hot Tub: Guests must please read hot tub instructions both displayed in the hot tub area and in the information book carefully before its use.
Security/Damage/Extra Cleaning Deposit: The security deposit when charged is £200 and is payable with the balance. This will be refunded within 10 days of the end of the rental period, as long as the property is left in the condition that you found it upon arrival. If on arrival you discover that anything is missing or damaged it must be reported to the owners immediately, otherwise it could be presumed that the damage/loss was caused by a member of your booking and a charge may be made.
On Arrival: We provide a small starter welcome pack to get you going on arrival, this includes a welcome tray with a small selection of tea, coffee and sugar sachets.
A toilet roll for each bathroom (3) and hand soap is provided. There will be 1 bath towel and 1 hand towel per guest and tea towel and hand towel, 2 dishwashing tablets and fairy liquid for the kitchen.
It is a self catering holiday cottage so you will need to bring a few extra things from home!!
